Farms of New Kent
The Farms of New Kent Community Development Authority (CDA)was created in December 2005 for the purpose of financing, constructing, operating and maintaining infrastructure improvement within the designated Farms of New Kent. Five Landbays were identified for development.
- Landbay I : Viniterra; non- age restricted single family homes and villas on 1/2 - 1 acre .
- Landbay II: eliminated in 2018 Planned Unit Development (PUD) Amendments
- Landbay III: The Village; proposed mixed commercial & non-age restricted multi-family and townhouses
- Landbay IV: The Arbors; non-age restricted single family homes
- Landbay V: Phase 1-- The Groves at New Kent, age restricted single family homes. Phases 2-4 under development now. All homes in Landbay V are designated age-restricted.
The 2008 recession delayed development three years; however K. Hovnanian completed 155 single family homes in Landbay V by the end of 2019. When Hovnanian withdrew from further construction. Kent Farms Holding assumed responsibility for development of Landbay V and Ryan Homes announced plans to begin construction in early 2020 with the first lots available as soon as first quarter 2021. A Grand Opening is planned for Fall 2021 after the new 8000 sq.ft. clubhouse and junior Olympic size pool are completed.
